What is a Flat Fee MLS Listing Service and how is it different from a traditional full service real estate agency ?

A traditional real estate company will require you to sign a contract that pays them a commission of up to 6% of your homes selling price. In return they agree to place your home in the MLS, hold open houses, schedule showings, help with the contract negotiation process and  handle the transaction. The Listing agent usually splits (Co-Ops) the commission 50/50 with the Buyer's agent.

Listing with a traditional real estate company rarely helps you sell your home any faster. Only less than 5% of all listings are actually sold by the Listing agent. It's a combination of proper pricing and sufficient exposure that will sell your home. The MLS provides the necessary exposure to sell your home quickly and for the most money.

With the purchase of our Flat Rate MLS Listing program and guidance, you (the seller) can cut their total commission in half by doing most of the work (like scheduling showings, holding open houses, placing any additional advertisements if needed, and handling the negotiation and transaction)  traditionally done by the Listing agent. You only pay a flat fee for the services you need and when you need. Once  a buyer's agent procures a buyer for your property, all you (the seller) pay is the Buyer's agent portion of the commission at closing (typically 2%-3%). The seller may also advertise the property themselves, and if a buyer is procured by those efforts, NO commission is paid if the buyer has no broker representing him.  That's right! Pay NO Commission if you procure the Buyer. Yes. However, if you want listing agents to stop calling you in an attempt to get your listing, any such ad should include your broker's name.

Whose telephone number is used for contact information on the MLS ?

The following information will be added to your MLS listing to help other agents schedule an appointment.

In addition at  www.MA-NH_HOMES.com website, for each listing the Seller's name, phone number and email address will be provided to help agents and buyers to contact you to set up showings.

How long does the listing stay on MLS ?

The MLS Listing are for a period of typically 1 year. You can cancel at any time. 6 months is adequate for 95% of our sellers as the typical home listed by us sells in about 2 1/2 months. At the end of an year, if you want to extend your listing,  you have to let us know and we will extend your listing free of charge. But if you fail to notify us, the listing will expire at the end of an year since the property was listed in MLS.

How do I list and post my pictures to the MLS and who takes the pictures ?

NaShoba Properties has automated the listing process as much as possible to make it easier for you to list your property.  Register as a seller in our website. Purchase the Flat Fee MLS Listing Service Package you are interested in from our site. Once purchased, download the Agency disclosure form, Listing Agreement and Lead Paint Disclosure and fax it to us at 978 361 2013. Upon receiving the forms, we will activate your seller account and allowing you to add the listing to our website.  Upon receiving the confirmation email from us, you can login to our website and create the listing. You can also upload the photos at that time in our website. You have to take the photos and upload them in gif or jpg format. If you want, you can also add a virtual tour in our site(This complimentary virtual tour is available only for our site. If you need a virtual tour in MLS, please check out the virtual tour package from our website. Upon purchase, we will arrange for the virtual tour to be created and hosted on MLS). It should be in standard 360ř sperical virtual tour in jpg format. 

If you want us enter the listing and if you needed printed copy of the listing input form. We will be able to input your listing as soon as we get all the complted forms. If you need us to add the photos to the listing, they can be emailed to us and we will upload it to our website. Once the listing is entered in our website we will submit it to the MLS board. The photos must be either in jpeg or gif format. While naming the pictures you might want to include a number indicating the order in which you want the pictures to appear in MLS(for eg. pict_1.jpg, pict_2.jpg, pict_3.jpg, ...). Up to 30 pictures will be posted in MA MLS. The first 6 pictures will appear in Realtor.com If you have purchased the NH Flat Fee MLS Listing Package your listing will also be uploaded to NH MLS. However NH MLS will only accept 9 photos. We will upload the first 9 photos in NH MLS.

Do you provide lock boxes and how do they work ?

We provide lockboxes for lease. You can lease lock boxes from us to store keys, so that the agents you authorize to show your property can show the property when you are unable to be there.

Let the agent that calls you know where the lock box will be and the combination to open the lock box to access the keys. Generally agents will call you, request a showing at a certain time and date. You should write down their name, company and office phone number. Then after verifying that it is a real estate office and the person requesting the appointment is a licensed agent, call them back and provide a message with the lockbox combination assuming the time and date is okay with you.

What if I want to cancel the listing or change the listing ?

You may terminate your listing any time if you communicate your termination request to us in writing. Please see the listing agreement for details. All price change requests need to be in writing and need to be faxed to your listing broker. To make other changes in your listing please email us with your MLS # and the changes you'd like.

Should I hire an attorney to help me negotiate my home sale contract, handle my closing, and advise me of any laws and/or regulations with which I need to comply in showing and selling my home ?

Yes. Please remember that we can not offer legal advice. We recommend that you hire an attorney earlier in the home selling process rather than later or not at all. Since most people hire an attorney to review their sale contract and handle their closing, it makes sense to seek legal advice right from the start. Because most attorneys charge a flat fee for home sale contract review and closing related work, this should not require any extra legal fees. We have partnered with a local law firm to provide legal services if you need any. Please also note we are happy to provide additional help as required for an additional fee.
